Dexter Yard

The Dexter Yard project included interior and exterior painting of GWB walls and ceilings, HM doors and frames, and steel surfaces. Benjamin Moore Ultra Scuff-X was used on interior elevator doors for durability. Exterior steel received high-performance coatings, and photoluminescent egress markings were installed for safety. In the parking garage, 11,960 sq. ft. of vehicular-grade traffic coating was applied for a long-lasting finish.

Challenge

The traffic coatings scope presented notable challenges during installation. Despite these, the team gained valuable insights that will enhance execution on future projects.

Solution

This phase was particularly challenging due to winter conditions and a 10-phase floor schedule, which complicated coating application at recommended temperatures. Improperly mixed epoxy caused curing failures and delamination across parts of the 9,000 SF floor. After inspection with the GC, PPC removed and reinstalled the traffic coating system in affected areas—at no cost to the owner—while maintaining full building access and working around tenant schedules.
